Determining Your Homes Value

Determining a home's value is an important part of any real estate transaction, whether you are buying or selling. If you want to sell your piece of real estate in Saskatoon, then you obviously want to list it for as much as you can. The sale will allow you to buy a different home, perhaps in Corktown Toronto, or wherever else you might want to move.

As is the case with lots of common transactions in life, determining the value of your house isn't too hard, but it does take some work. A lot of people just rely on the advice of their real estate agent, but it's a good idea to figure out what your home is worth, ballpark, on your own as well. That way, you have a good idea about what you have to spend when you start to look at Burlington homes for sale.

When you are looking on your own, your first step will be obtaining information about what other homes in your neighbourhood are selling for. Real estate transactions are a matter of public record, you just have to look in the right places. Toronto blogs aren't a good starting point, as these are often matters of opinion and not fact.

Other websites, on the other hand, can offer a lot of pertinent information that can help you set a price for your home. Many real estate agents offer on site home value estimates, largely based on your zip code alone as well as some house information. You can check out different sale prices of homes in your neighbourhood by finding a site which lists them online, or by going to city hall and taking a look through the records.

Next, you have to determine where your house is at compared to those homes which have most recently sold in your area. Does it have more or less bedrooms and bathrooms? Compare the square footage and the lot size as well. Age of the house can also make a bit of a difference, although this is typically under the $5,000 mark. A piece of Erin real estate which is 25 years older than another house will only sell for that much more, as any work which needs to be done is usually surface only.

Now that you have had a look at the two biggest factors in determining home value, it's time for the hardest part. You have to forget that you want to buy a condo in downtown Toronto, real estate that is bound to cost more than your Saskatoon home will sell for. Instead, when you list your house, you have to put your emotions aside and ask for its market value. There's nothing wrong with going a bit higher than the high end of the estimate for negotiating purposes, but if you are unrealistic here, your home just won't get any offers.

Of course, you can skip the whole lengthy and involved process and just use the services of a qualified real estate agent. They use all of the same sources, but have easier access and already approach the sale dispassionately.
