It's a recession, yet housing, especially in big cities like Toronto and Saskatoon, is still expensive. Therefore most home buyers are always looking for ways to save a little money. Some do it by not hiring any Edmonton real estate agents to help them sell their old homes so they don't have to pay commission. Others dispense with the home inspection and decide instead to just give the home a really thorough look-over themselves. We'll tell you why this is not a good idea.
In terms of a cost benefit analysis, a home inspection is always a good investment. A potential problem with a home, such as a furnace that's ready to quit or a roof that needs replacing, will cost you thousands of dollars to repair. Compare that with an Edmonton home evaluation, which costs a few hundred dollars at the very most, and it's no contest. Especially since even small problems found by the home inspector can be used against the seller to get them to come down in price.
Why can't I do all this myself, you ask? Well, first of all, unless you're a qualified building inspector or building contractor, you don't know what to look for. Another issue you will have to deal with is that even if you find small issues that you can use as leverage against the seller, they won't just take you at your word. They will want to see the official inspection report, and if you can't show them one you're not getting a penny in discount on your offer price. Even if the home has just been built by a luxury home builder in London, there are always small issues you can use to leverage a discount. Therefore no matter how you look at it, a building inspection is worth the money. So if you're going to cut corners, be sure to leave this one intact.
